All of our properties are strictly non-smoking.
Tenancies are for a fixed period of 48 - 52 weeks, usually from September to September.
We collect rent termly in advance, by three equal payments. The first rent instalment is payable at the tenancy start date, which is usually before the beginning of the term.
200Mbps broadband is networked through all of our student flats and student shared houses, so everyone has a broadband connection in their bedroom. All properties have a wireless network. Some properties also have a wired ethernet network.
In all of our student shared houses and flats (all properties except 1-bed flats) we offer bills inclusive rents - gas, electric and water bills are included up to a generous limit of £12 per person per week. This limit has NEVER been exceeded. Look for properties with bills included here.
In our 1-bed flats (where WiFi is included but other bills are NOT included) Plymouth University recommend that you budget up to £10 per week for these bills.
We provide a detailed inventory of furniture, fixtures and fittings that all tenants are required to check and sign when they move in to their student accommodation. This is then checked again after the end of the tenancy before tenancy deposits are refunded.

We undertake accompanied viewings by appointment at times that suit you. We will be happy to show you more than one property, with rooms ranging from single student rooms from just £70 per week INCLUDING ALL BILLS and double student rooms from £75 - £95 per week BILLS INCLUDED.
All of the student flats and houses that we own have undergone major refurbishment to bring them up to the very high standard that we provide, including new carpets and furniture. All are clean and bright with modern fitted kitchens and bathrooms/shower rooms. All are double glazed and all have central heating.
All of our properties have just one kitchen, but in 6 & 7-bed student houses the kitchen has 2 ovens, 2 hobs, 2 sinks and 2 fridge/freezers, so there's always plenty of space for everyone in the kitchen. Every kitchen has a microwave oven and at least one fridge/freezer or separate fridge and freezer. All are fully equipped with everything that you might need (except sharp knives). Every student in a student shared house is guaranteed their own base and wall cupboard in the fitted kitchen, so there is loads of space to store your food and any cooking utensils that you might want to bring with you.
All of our student shared houses and flats have a washing machine and tumble dryer. 1-bed flats have a combined washer/dryer.
We keep our properties up to date by listening to what our tenants tell us and being receptive to their suggestions; we were one of the first student landlords in Plymouth to offer broadband internet networks in all of our properties, so that every student in every room has internet access from the moment they move in until the day they move out. No waiting around to open an account with an internet service provider or waiting for weeks for workmen to come and install the service, or waiting for the postman to deliver a modem that you then spend hours setting up. Our broadband connections are plug-and-play – it couldn't be simpler!
All of our student houses and flats have an Energy Performance Certificate (EPC); every property has been assessed by an independent Government accredited Domestic Energy Assessor. The EPC, which gives our tenants information on the energy efficiency of their home, is displayed on the notice board inside each student house or student flat so it's available for you to check when you come to view.
Because our student properties are maintained to a high standard the likelihood of any problems during your time with us is minimised. Inevitably, despite our efforts, maintenance issues do arise from time-to-time. You will be able to contact us 24/7 by phone, text or email to report anything that needs attention. We deal promptly and efficiently with all maintenance issues, so whether you have a dripping tap, a broken light bulb, or the shower stops working, we will deal with it just as soon as you report it to us.
Most bedrooms in our student accommodation have a double bed; we offer a few smaller rooms with a single bed, which appeal to those on a limited budget – whilst the room size and rent are reduced these rooms still offer the same high level of comfort and quality as larger student rooms.
All of our student houses and flats are fully furnished with modern furniture and clean carpets; all bedrooms have a comfortable bed, a bedside cupboard, a desk and chair, shelves or a bookcase and a wardrobe.

As a minimum standard we provide at least one shower and toilet for every four student tenants. This standard is exceeded in the vast majority of our student accommodation.
